Executive architect
at The Neutral Project
The Neutral Project is seeking an executive architect specialising in multifamily residential projects to join its team in Madison and San Jose, USA.
You will join a fantastic team to develop our in-house low-rise, high-density multifamily residential product line, powered by a componentised building system and automated site selection and acquisition pipeline. With a commitment to delivering innovative and sustainable multifamily projects for the missing middle, we are looking for a skilled professional to contribute their expertise to our growing portfolio of multifamily residential development across the US.
The position requires in-person presence at one of The Neutral Projects offices in either Madison, WI or San Jose, CA, for a minimum of five days per week. Working remotely can be discussed during the interview process.
Position overview
The executive architect is a key position within our internal development team responsible for the technical and regulatory aspects of our multifamily projects. This role requires a deep understanding of multifamily design principles, construction methodologies and a passion for creating vibrant urban communities.
As part of our effort to improve the building delivery process, we are developing The Neutral Project Delivery Model. This model includes the company self-performing the following scopes of work: construction management, architecture, development and financing. This model also employs LEAN methodology, which incorporates contract manufacturing to seamlessly integrate the design and construction process. The executive architect will work closely with our design architect, manufacturing partners, subcontractors and onsite installation team to ensure the design intent is smoothly translated into the final building product.
Responsibilities
Project oversight:
- serve as the primary point of contact for technical and regulatory matters on assigned projects
- collaborate with product manager, product designer, design architects and various consultants to ensure a seamless transition from design to construction
Code compliance:
- interpret and apply building codes, zoning regulations and other applicable standards to ensure project compliance
- stay informed about changes in regulations and industry best practices, updating product and project teams accordingly
AHJ coordination:
- work with local authority having jurisdiction (AHJ) to review plans
- submit for permits, eg. building permit, demo permit, etc
- submit any necessary variances for the projects
BIM and VDC:
- in charge of creating, maintaining and coordinating project BIM models in Autodesk Revit
- develop parametric components in Revit with our supply chain partners to streamline the digital modelling process
- generate bill of materials (BOM) to assist our in-house cost estimation process
- create digital review and approval processes for show drawings in collaboration with The Neutral Project’s strategic supply chain partners
Documentation:
- prepare and review construction documents in collaboration with design architects, manufacturing partners, subcontractors, ensuring accuracy, completeness and adherence to relevant standards
- coordinate with design teams to integrate technical requirements into the design and assist the documentation of product requirements
- as the executive architect, you are expected to stamp the drawings and serve as the architect of record for our projects in Wisconsin and California
Quality assurance:
- implement and maintain quality control processes to ensure that construction documents align with design intent
- conduct regular reviews to identify and address potential issues during the design and construction phases
- conduct regular site surveys and reports to ensure construction is per the design intent
Construction administration:
- collaborate with construction teams to address technical inquiries and provide clarifications during the construction phase
- conduct site visits to verify that construction is consistent with approved documents
- review and approve shop drawings
- review and respond to requests for information (RFI)
- draft and issue construction bulletins
Qualifications:
- licensed architect in Wisconsin
- licensed architect in California is a plus; if applicant does not have a license in California, company will pay for the necessary licensing fees to become licensed in California
- Bachelor or Master degree in architecture from an accredited school required
- eight-plus years of experience as a project architect/architect of record/executive architect, with a proven track record of successful project delivery
- five-plus years of experience focusing on multifamily residential projects
- in-depth knowledge of Wisconsin building codes, zoning regulations and construction standards is a plus
- past experience working with mass timber structure and prefabricated building components is a plus
- proficiency in Revit and Adobe Creative Suite is a must
- proficiency in Rhino, grasshopper and visualisation software such as Enscape or V-ray is desirable
- credential in sustainable building is a plus, such as LEED AP, WELL AP, CPHC, certified Passivhaus designers
